Terms & Conditions

When you book with us, the following terms & conditions apply:

1. AGE

You must be at least 18 years of age to make a booking of any accommodation.

2. CHANGES TO RESERVATIONS

If you want to change any details of your booking, you must contact our reservations during office hours or email. We will do our best to assist you, but cannot guarantee that changes can be made. For booking cancellations please refer to our cancellation policy.

3. ARRIVALS & DEPARTURES

Check-in is from 2.00 pm and check-out is by 10.00 am.

Requests outside these times may incur fees. When you come up to our building front doors you will find they are closed. Please turn to your right and you will see an intercom system. Please press the silver “after-hours assistance button” this will connect you to our After Hours Night Service. They will ask you your name and will remotely open the key safe which is located below the intercom please pull up on the handle. There will be an envelope with your name on it, enclosed will be your unit key together with a Welcome Sheet showing you your allocated car space. If you could please kindly check-in at Reception the following morning.

4. REQUIREMENTS UPON CHECK-IN

A $200 pre-authorisation ($500 for bookings in Skyhomes) will be asked for at the time of check in to cover incidental charges (credit card must belong to the person who is registering). The pre-authorisation will be released after 7 days or for a 1 cent charge can be released on the day of departure if staying less than 7 days. If a credit card can not be provided a $500 cash bond is payable upon check in. Cash bonds will not be refunded until a complete inspection of the vacant apartment by our staff has been conducted.
The person registering at check-in must be at least 18 years of age.

In addition, to eliminate identity fraud, we will ask you to provide photo ID at check-in to ensure that your identity matches the booking identity. A record and/or copy of this photo ID may be retained to minimise the risk of fraudulent credit card usage and for verification purposes with your credit card provider in the event of disputation.
Please note that this property has a ‘No Party Policy’.

Please note that this property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual ‘Schoolies Week’ period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.

5. ACCOMMODATION

The accommodation at Ultra Broadbeach is self-contained and unserviced. Initial provisions supplied include soaps; laundry, kitchen and bathroom, tea, coffee, milk, sugar and toilet paper. These are not replenished during the stay.

6. NON-SMOKING

Ultra Broadbeach is a non-smoking building and we ask that you refrain from smoking in your room. Evidence of smoking in rooms will incur a cleaning fee payable by the guest.

    7. MID-WEEK SERVICE

    A mid week service is provided for bookings of 9 nights or more.

    8. PARTY POLICY

    Please note that we have a strict no party tolerance in the building as we are predominantly residential. For this reason, there is a strict 9pm noise curfew. Any loud noise or disturbance issues after this hour will result in immediate eviction from the property by our on call security or local police.

    We have a non-smoking policy in place within the building or in the building grounds.

    Any call out of management after hours to attend to disturbances or lock outs will result in $100.00 call out fee being charged and payable in cash on the spot.

    Please note any damages in the apartment will be charged to the guest account as will any excessive cleaning if the apartment is left in a bad state on departure. All apartments are inspected before arrival and will be inspected again on your departure.

    9. COPYRIGHT

     Images and content on the website may not be copied, saved or used in any format unless written permission is granted.

    10. FORCE MAJEURE

    We will not be in breach of the agreement or any way liable to any party, if it is prevented from complying with this agreement by reason of act of God, act of public enemy, act of terrorism, war, earthquake, riot, explosion, compliance and with any law or government restraint order, rule regulations, strikes, lockouts or any other cause not reasonably within the control of Dreamtime Resorts. We will not be liable for any loss of any kind whatsoever.

     

    Cancellation Policy

    LOW SEASON: If booking is cancelled up to 7 days prior to arrival no fee will be charged. If cancelled later or in case of a no-show, the total price of the reservation will be charged.

    MID SEASON: If booking is cancelled up to 14 days prior to arrival no fee will be charged. If cancelled later or in case of a no-show, the total price of the reservation will be charged.

    HIGH SEASON: If booking is cancelled up to 28 days prior to arrival the deposit will be refunded less a $50 admin fee. If cancelled later or in case of a no-show the total price of the reservation will be charged. A 1 night amendment fee applies when the length of stay is being reduced on a confirmed booking within 28 days of arrival.

    SEASONAL DATES:

    • High Season: 21/12/23 – 13/01/24, 20/12/24 – 11/01/25

      If the booking is cancelled 29 days or more prior to the planned date of arrival, there will be a full refund less an administration fee of $50.00. If the booking is cancelled less than 28 days prior to the planned arrival date, the total price of the reservation will be charged.

    • Mid Season: 06/04/23 – 09/04/23, 18/05/23 – 21/05/23, 16/09/23 – 01/10/23, 14/01/24 – 20/01/24, 28/03/24 – 31/03/24, 16/05/24 – 19/05/24, 13/09/24 – 06/10/24, 12/01/25 – 26/01/25

      No deposit will be charged however the total price of the reservation will be charged 14 days prior to arrival.

    • Low Season: All other dates

    If the booking is cancelled at least 8 days prior to arrival no fee will be charged. If the booking is cancelled within 7 days prior to arrival the total price of the reservation will be charged.

    If your booking dates cross seasons, the most restrictive policy will apply to your booking.

    In case of a no-show the total price of the reservation will be charged.

    All cancellations must be received by email or via our website.

    Please be advised that there is nearby construction on the eastern side of the building. This is not within our property however we would like to make you aware of noise during the construction period. We apologise for the inconvenience.
